Here is how the numbers break down:

30 year fixed mortgage 1078.00 per month (did you know you can get this loan with no money down- OAC)
Taxes 227.00
Insurance 45.00
Rents 850.00 and 800.00 (duplex)
Gross profit per month 300.00
